Ortigas Land switches 8 sites to Mabuhay Energy under RCOA

Ortigas Land Corporation has moved eight of its major retail and commercial properties to retail power supply, tapping Mabuhay Energy Corporation in a bid to cut electricity costs and improve price visibility across its portfolio.

The transition covers Greenhills Shopping Center, Silver City 1 and 4, Estancia Mall at Capital Commons, two Tiendesitas facilities, Greenlanes, and Transcom Ortigas. All eight sites met the 500-kilowatt demand threshold over the preceding 12 months, qualifying them to participate in Retail Competition and Open Access (RCOA).

Under the setup, Ortigas Land shifts from traditional utility supply to a Retail Electricity Supplier (RES) arrangement, allowing it to negotiate generation rates and contract terms directly. The company said the move provides access to more competitive electricity rates and flexible terms, resulting in improved cost management and operational efficiency across multiple facilities.

RCOA is a mechanism under the Electric Power Industry Reform Act of 2001, or Republic Act No. 9136, which allows qualified contestable customers to choose their electricity supplier. Under the framework, large power users are no longer confined to bundled generation rates and can directly procure supply from licensed RES providers.

Ortigas Land is one of the country’s established property developers, with roots tracing back to the Ortigas family estate that helped shape the Ortigas central business district. The company is backed by major shareholders including SM Prime Holdings, Ayala Land, Inc., and JG Summit Holdings. Its portfolio spans retail, office, residential, and mixed-use developments across Metro Manila and nearby growth corridors.
